I love BP debate days. 

There was some debate over the new STR ordinance, but overall not too restrictive.

To make this debate as simple as possible compare 2 things:1.

I'm debating between making it an option that guests could pay extra for if they want to use it, or just raising the nightly rent and making it an available amenity.

I'm debating on creating an LLC when listing my rental.

There have seen heated debates in this forum, particularly when the "must have cashflow" people are arguing with those willing to accept negative cashflow in expensive markets.But how does one identify which markets are "high appreciation" markets?  

I am not investing in secondary markets anymore and expanded into asset classes that historically have down well even in a downturn.We can debate forever if recession is coming or not, if you should buy or if you shoudn't, at the end of the day nobody knows.
