To my understanding in real estate law a person cannot stop paying arbitrarily because of issues if they are residing in the property they still should pay in lieu of findings from a court etc if they have not paid you for your monthly rent then your recourse is to evict them . of course going to the legal process which unfortunately take some time if you PM me I will send you the statue that you can show to them that hopefully causes them to continually pay it would be different if you were a bad landlord and wasn't trying to take care of the property they should see that you are remedy the situation it sounds to me that they are just trying to take advantage of the situation or honestly believe that they are in the right

(I'm sure someone will chime in with "you're asking for your home to be ruined" but I lived with 5 SDSU football players and not a thing went south).5) If students DID cause damage, security deposit will cover just about everything. 6) Usually, Financial aid or parents pay for rent, which means you don't have to be worried about not getting your monthly paycheck ;). 7) Lastly, I plan to fix it up in those 2-3 years that will attract the slightly more responsible tenant.

I will say, though, that in over 20 years of lending he's never not been able to close on a loan he's preaproved; which if you're familiar with the 'colateral damage rate' that most lenders are alright with having, is absolutely f***ing mind blowing.It also doesn't hurt that he's just a genuinely cool guy to be around and learn from.

Now you have to find out about the amount of work that's needed to bring the house up to code aka rent ready status - the cost of repairs, is there structural damage, is it a complete gutted from basement to ceiling and if so how much will it cost and how long will it take?
