I am seeking advise of accountant familiar with foreign income tax in US real estate and have following questions:Which expenses I can claim for income tax during flipping(for instance whether international travel cost and accommodation cost during acquire, rehab, and selling property can be claimed )How to reduce income tax during closing ( instead of paying 15% of gross sale price I would like to pay actual tax liability which is by far less )Apply for tax certificate or affidavit to reduce tax liability to actual amount

@Shanequa J.Chris Mason Even if its deemed a breach the damage is done... and you would spend a ton of dough getting this in front of a trier of fact.IN our Oregon standard forms any disputes must go to meditation.. so maybe that's the next step but you will still spend about 5k on mediation.you can also make a claim against the against E and O that would be a proper step as well. and if he works for a brokerage I would be all over the supervising broker.

There was a lady on BP here who had this very thing happen to her, and I know of other people (not landlords) who tried to save a couple of bucks that way only to have a lien slapped on their house, and when they tried to claim paying the contractor in cash they showed records that they never take cash for payment, and it's one word against the other.

In this case you would just buy the owners "redemption rights" and do a quit claim deed for an agreed upon amount.
