Triplex, 3- 2bed 1 bath units.Fiveplex, 3- 2 bed 1 bath units, 1- 3 bed 1 bath and a 1bed 1bath (prob convert back to 2/1’s)Current landlord pays all utilities, rents at $600mo each unit All but one unit is full and all but one have expired leases After a bit of rehab they should rent for $650-700mo easily, tenants pay utilities.Asking privately 300k for all of it.

My personal retirement accounts, like everyone else are taking a beating but my properties are doing well.In Arizona, I am seeing market demand still strong in the entry price point under the average median price of 320K for SFH and still a sellers market.There is an influx of rentals that hit the market 10-20% in the last 30 days due to AirBnB's being converted to long term rentals due to Corona Virus.The luxury properties continue to stay on the market longer, but have been seeing more aggressive price cuts due to people trying to recoup losses in their retirement accounts.This shall eventually pass, but the real question is for how long?

my only concern is back in 2016 i converted the master bed room and bathroom in to a studio (not permitted) with its own entrance and kitchen i sealed off the entrance to the main house and currently my parents live there paying me $500.00 a month i am worried that the studio will one hurt my appraisal (cant find any comps) so not sure what it will appraise at in its current state and second will the lenders have any issue's refinancing the home with the illegal studio ???
