I'd talk to a lawyer to see what your liability is if he were to molest another child in your complex.

I came across a 8 unit apartment complex...in my target price range...and now I don't know what to do.  

To get back to @Jeff Rabinowitz original post, after initially investing in properties within the city (Zips 48223,48235) for long term buy and hold, and experiencing firsthand all the unforeseen complexities that go with that strategy in Detroit, I am taking a step back and reconsidering - looking for cleverer routes with the right partners on the ground.I think that both the suburbs and the city proper have great opportunities (and am considering further opportunities in both)  but not necessarily the same strategy.

The majority I've seen are amortized for 15-20 years, but I know a lender that can do a commercial loan starting amortized for 30 years with a competitive rate, but it was for a portfolio of SFR, not an apartment complex.

I have heard about the small lot developments that are being built..and since there is a lot of old housing stock in the area , and a big demand for newer housing in areas like Echo Park it does seem there is an opportunity there...but I think those types of projects are probably pretty complex versus just rehabbing a single family home since it would be new construction.Los Angeles is also very tenant friendly and the rent control laws are pretty strong.

I do have cash partners but I can see this will be a complex transaction.  

How my landlord curved it at my place is they had security pass our house on the weekend since they had a huge apartment complex next door.
