I was thinking a mile high 3 or 4 sentence idea of pricing and terms we could banter back and forth until we agree on the key items, then have the title company draft their documents.but instead he hired an attorney to draft a small book that will take me hours to digest, all for the first communication

Doing permitted work also kinda is a screening device too, because it screens out a bunch of people that aren't licensed or don't do good work.

I would highly suggest paying a good attorney for some time on this one as it will save you tons of headache later on.Also I don't think partnerships are bad I just take them with a cautionary approach, I've seen some very successful ones as well and it all came down to expectations were communicated and agreed upon up front and covered multiple scenarios.

hello BP family,i just bought my 1st multi unit property in los angeles last july and currently have a young couple living in the back unit. the couple has not been able to pay april and may rent due to covid-19. i've been very open with them and have tried to promote open communication in regards to setting up a plan on getting the rent paid but all they say is "we can't pay rent right now" mind you they never gave me a letter stating this, or any other forewarning. i also noticed that they just bought a new suv and sports bike which has me scratching my head. i know that at the moment landlords have their hands tied, but is there anything else i can do?

Then you show up in court, bring a copy of all records, copy of communications, and your running ledger of rent payments, security deposits etc.
