The only way to use rentometer is to see what comps they are using and then you can make your own adjustments from there based on size, beds, baths, basement, garage other features and most importantly the condition. 

By the time I checked it out the tenants had actually moved out and the units were in pretty good condition!

You don't know the condition before move-in, so taking deductions will be difficult anyways.

If no then........it can be more complicated but assuming they are to turn the unit over to you in the same condition it was handed over to them, and it wasn't because of smoke damage you can charge them for it still.  

I've been running most of my side gigs anywhere from 2 years to 6 months (dog trainer, Beachbody coach, condition reporter for a property management company, manager for my mom's airbnb). 

@Robin Brown, Abandoned properties can be a hot or miss depending on what condition they are in.

Everything in it is relatively new or in good condition, except it's missing a fridge.

Without photos of the condition at purchase you have to assume the sellers aren’t liars and live with it.
