So many others "settle" and take the deal in hopes for higher sales prices in time, they are literally gambling on continued appreciation to take the deal down.

You home needs to be maintained, repairs need to be handled quickly, good tenants must be chosen, and rent must be collected.

Don't get me wrong; there are plenty of issues/problems/quirks that old houses have that new houses don't, and an old house can obviously have hidden problems and big repair/maintenance bills too--which is why thorough due diligence is fundamental to REI...but, the point is: a brand new house is not a foolproof solution to repairs/maintenance headaches (and in some cases, a brand new house can be a much bigger gamble than an older house).This is a particularly important lesson for inexperienced investors, who tend to be the most prone to "shiny object syndrome" (the tendency to let nice aesthetics distract from real, underlying issues).

I am renting out my large single family home and have chosen a tenant by application etc.

It could appreciate but I consider that gambling.

Some clients have chosen to recreate the calculations in the patent (you can find it on google) in an excel doc with their own personal numbers.

I wish that I'd chosen my first area a bit more wisely.

Don't call the others back, just tell them (if they call) that you have chosen someone else.
