I am an avid fan of blogs dedicated to goal setting, visualizing and motivational techniques, but out of everything I've seen this is the one of the best.  

Personally not a big fan of the Hoboken area currently.  

It would not be a bad idea to put a few extra bucks into finishes such as new fans, light fixtures, kitchen  hardware, etc, but going crazy on a rehab to make it look nice for someone who is simply going to be renting it...no way! 

Not a big fan of the cube ;) I like variety and I am extraverted.

Since I don't really know what I don't know, would love to hear BPer's war stories (aka everything hit the fan - what to avoid) and love stories (everything could have hit the fan yet these people really pulled me through).

don't exclude the possibility of doing both simultaneously (rather than alternately or either/or)there are some really good points made thus far in this thread:  i especially like the 'good neighbor' thing and I'm a huge fan of house hacking.Imo, @Melroy D'Souza has the same short answer/advice that I do.  

I'm a big fan of living in Plant City, but I'd buy in Lakeland if you offered me the same house in each.  

@John Welty I am not a fan of purchasing a Residential Multifamily Property known as "House Hacking."
