@Jd Martin I think you're right....or maybe I can add vents from the crawl space to the main level under the cabinets in the kitchen and bathroom to help with equalizing temps between the main house and the crawl space.

I keep track of everything on my computer using a spreadsheet and also a folder in a file cabinet for each property, if I have an expense, the date, amount and purpose goes in the spreadsheet under the correct property and the receipt goes in the folder, been working well.

There is always hundreds of properties to analyze, so if your spending anymore than 10 minutes putting together an initial offer it will take up a lot of time on owners that may have no interest in selling at your price.
