When you write the letter, you shold make sure the reference the condition of the house and the broken window.

I'm seeing homes $1500-$1600 month for a 4BR 2BA 1yr lease, one bathroom in horrible shape, never is painted, AC units broken and not fixed, and one of the bedrooms is actually a former dining room connected to a living room, just enclosed with a big piece of drywall, no priming/sanding necessary.

Hey Steve,LOL yes that is a great formula and I actually offered the sellers $154,000 which they countered at $218,000I think they would have thrown up in their mouth if i offered them $117,500 hahathe rent is broken down as follows:unit 1: 625unit 2: 575unit 3: 600unit 4: 550this property is 2 blocks away from the Lake Front and comes with 4 parking spots.

I don't like that landlords are responsible for repairs that weren't broken when tenants moved in...tenants are creative and will break windows and punch holes in walls and then call code enforcement on you if they're mad at you or short on rent money...

Also, immediately after closing we are going to repair a few small ticket items that are needed in order to obtain an updated Certificate of Occupancy from the City (CO detectors, broken window, fire seal a few voids in ceilings…) We hope that this will show our desire to improve the building and that we are professional.After the dust settles and the 1st payment period passes (hopefully everyone pays on time that first month and we won't need to issue notices to vacate or evictions) we are going to send our leases with a notice of increase of rent (we will be giving them 60 day notices and they are all month to month).

"Trashed" can be include holes in the walls; dog poop everywhere; 5,000 roaches in the house; human feces in the bathtub; trash EVERYWHERE; children's paintings on the walls; windows broken out; doors ripped from the hinges; holes burned in the floor after the swat team throws in a concussion grenade; etc, etc, etc.

I did some googling around, and this seems somewhat common for big commercial loan where the first loan is broken into some number of pari passu pieces.
