Midtown in Houston, has been going through a rehab era, there are a lot of older properties there, which some buy to hold, and then to clear the old house out and put up brand new buildings.

Many buyers/sellers will go with a brand name such as REMAX or KW for example.

The typically buy brand new large A type properties at a low cap.

I like them for branding - just don't expect them to work like bandit signs or billboards.

Also, the house is located in-between a brand-new, very nice apartment complex on one side, a just completed expansion of a nice assisted living facility on the other side and quality brick townhouses behind it.

Once you get potential tenants to look at it, they will either like the loft design or not.

At the very least, I would get another electrician to look at the situation.Some brands of older panels are notorious for failing after some years.
