Yes, the flooring would eat into the ROI but thinking in the long term, it will save costs of carpet cleaning and replacement in a couple years, and reduce turnaround time, and I think I can get 50% bonus depreciation if I do it in the first year versus a few yrs down the road.

Take Nashville for example, one of the fastest growing cities, but the prior administration almost gave everything away to make it happen and the city was nearly put into receivership in 2019)Some bonuses - Great infrastructure for transportationRecent or planned SIGNIFICANT investment in the local airport.

We know that it was appraised with a Specific Zoning Classification: R1-6 - "Zoning Description: Single Family Residence (Density Range of 5 To 5.5 or 6.5 w/Bonus)" and that the County Assessor recognizes it as such.Public Works has sent out 5 different inspectors who have given different reasons why it is multi-family (e.g. the casita has an exterior door; the casita has a sink; we could feasibly rent it out and the renter would need their own trash service [we have only one large trash bin in the alley shared by multiple residences]).

Hi guys, I just totally got jerked around by rocket mortgage on a cash out refi app. 4.75% rate, great right.It’s an investment property that I’m short term renting (starting next month, renovations took longer than expected, almost 2 years).Rocket only cared about debt to income ratio and refused to use my actual pay ( 40k higher for the year than base pay) I am scheduled to work on weekends which are premium pay but rocket considers it overtime/bonus and won’t include it in debt to income ratio.
