There is a brokerage in Denver cant recall the name but they want to charge a 3k flat fee both sides. the RE brokerage community there Is up in arms LOL and talk about black ball. you simply can't make any money at 3k a file.. a residential transaction takes many many hours to put together in most cases.

If you drive around in a local industrial park, there will probably be one or two agents with signs up on multiple buildings, start with those guys/girls to see.
