IMO the best bang for your buck will be marketing. 2k in letters could gross you 20$k in fees.

I politely stated that they must have a tax delinquent list if they send letters out to the owners of these properties to let them know they are delinquent on their taxes.

I got tax delinquent property data from my county, did a lot of cleansing and parsing and came up with a potential list of roughly 1200 properties that I want to send yellow letters too.

You may be able to get a longer amortization period, but will have either ARMs or a balloon. 

I recommend a return address, we had a large number of bounce backs and were able to save some money by not mailing the same guys on Round 2 (yellow letters). 

You will likely start receiving letters from experienced and newbie note investors a couple weeks after you record the transaction.
