Both of them are on the deed for the house, He went down to the probate court to file a petition to gain power of attorney over the property they told him that they will have to run it in the local papers for a couple weeks it's now been 2 months and they can't give him any updates on the probate.

At 49,000 it's overpriced.If you want arrive at 29,000 don't start there.A roof is a major expense along with other items can kill your cash flow.I would also be worried about the vintage age of a 1930 duplex.No telling how many repairs,additions were not done to code over time.Have to be really careful on this one.Before putting to much thought into it submit an LOI for your price.If they are stuck on their price go quickly to another property.Don't talk yourself into making it sound like a deal you should buy.
