Everything takes time so start by figuring out how to get sellers on the phone, while continuously networking.

Currently I am interested in using rental properties (single or multi-family) to be the vehicle for that travel, but since we have little in the form of a cash cushion I am eager to learn more about other strategies.I look forward to interacting with y’all and if anyone is in Southern California and wants to meet up (be it fellow newbies trying to figure things out, or experienced real estate titans ready to pass on their knowledge) my wife and I would love it!

My accountant can't figure out if, in addition to Form 8824, we also need to file Form 4797 for this.  

Figure another $1000 if cash, significantly more if a loan.Subtract the $25,000 rehab.Then subtract the $160k purchase.Looks like $21,000 or so in profit.

I’m figuring at 90 units give our take and trying to keep unit costs at 90k.

Given we are in an overheated market I figure what I buy is probably at least 30% to 40% overvalued anyway---so maybe that is the best solution, I don' t know. 

I would say that all of the numerous methods we use to find deals work, just track what you're doing so you can review and figure out how you need to tweak things going forward.

I judge approximately $500 for every $100,000 in coverage.

I guess I am trying to figure out what Net-worth gain we would get back based on the money we initially invested at the beginning.
