I currently own a triplex that me an another partner bought in 2021 for 430,000.My partner wants to sell and I don't.Comps support an approx 750k value however no triplex in the area is renovated nicely like ours and the partner thinks that if we sell we can get 850k.Rents are about $7200 between the three units m2m renting out for a few months.If we get an appraiser out there with all that's going on in that industry you never know what number he might come back with so that's a no go.I ran calculations and offered a 100K cash offer to buy them out and they won't have to care for the capital gains or tax implications or time that it will take for selling and closing costs and fees.

They borrow just enough money for the house or they finance just the house, and depend on the rents they receive to pay for any extras, which is a no no.

The property is damaged significantly by tenants and previous owner negligence .Maintenance has been neglected over years In one unit tenants claimed 10 people in Estoppel certificate and in section 2 of Estoppel they claim: a)no occupancy limit / no household limit b)can sublease c)can have roommates so basically they are renting units themselvesIf you have any experience on this please help or contact me

When a tenant is late on rent, causes too much noise, damages the property, or violates the lease in some way, you'll have two options: 1. enforce the lease (which is being an effective landlord, but you'll probably lose the friendship), or 2. let it slide (which means you might keep the friendship, but you're not being an effective landlord)...it's a no-win situation.
