The exchanges look the other way because of all the revenue earned.Hedge fund managers run equally complex processes, with armies of PhD's, lots of bribery-induced insider trading info, to also outmaneuver the little guys.It just seems that real estate offers a much more level playing field for the smaller investor due to the sheer physicality of it, the need to see it, touch it, do accurate rehab estimates, etc.

However my partner does, and he actually repairs our properties (if needed to sell) so its all good.For me to wholesale something in another state, I would have to get a partner to walk through and get back to me with an honest and accurate rehab estimate.

FEMA maps are not that accurate as they are simply shaded and show contuor lines, I have seen many properties (and had some) that were close to the 100/150 or 200year flood area.
