Three days after we signed the contract the title company told us we needed to sign an HOA addendum.  

From there I would start doing my other forms of DD (title, taxes, BPO) using something like Pro Title for most of that. 

Does anyone know a good title company that does business in Maryland with experience in seller finance properties?

Ask your lender what the closing costs are and call a few title companies to see what their fees are, this is more accurate than guessing.2. rentometer and MLS are probably best3.

Bear in mind title is wife and I name and we have the proper insurance policy to protect us from suit.

Hi @Asher Carr, usually in NJ, the buyer pays for their own closing costs, which includes title insurance, attorney fees, and lender fees if applicable.

@David Michael so would you hire an attorney and a title company or should and attorney be sufficient enough?

We did start talking to someone but I failed to tell them it was in the name of the LLC I just didn’t think about it till now.I had considered transferring it back to us personally but aside from the annoying title costs wouldn’t that lose the protections and advantages of the LLC?
