Good luck, cleaning out the trash and getting rid of the rodent problem is the first great step in getting it gone.  

Cost me about three grand and was peanuts compared to what it was worth to the rest of the tenants to have her gone.It was a personal challenge to get rid of her and a well worth while experience. 

It seems like if I bid at the auction, I could seriously mess up and get stuck with a money pit that I can't get rid of or I could potentially make a lot of money or have another rental.

@Jim CummingsHi Rick, Jim.That's actually a good work flow for tenant screening.One more thing I would add that should accompany the Letter of Recommendation from the current Landlord is recent Bank Statements to prove that the rents are up to date and paid on time.It's incredibly important to make sure that the last rent is also paid.You can imagine that a lot of Landlords with problem tenants are happy to give a letter of recommendation just to get rid of a tenant.BUT... that usually means the bad tenant isn't paying rent.If someone gets a letter of recommendation, I still think it's important to verify if that's accurate... or NOT!

If 1 year was paid for what options do you have if she becomes the problem tenant that you can not get rid of.

Get rid of the nice to haves, (cable, bigger TV, nicer car, etc.), and focus on the need to haves. 

It got rid of my car payment and I cashflow a little bit on it using Turo.

The water pipes underground are all owned by the park as well.As far as the evicting tenants question...They do a pretty good job of getting rid of the non paying tenants so that shouldn't be an issue right away but there is always a pretty high turnover down there.
