@David Pai The AC was old and he did inquire about an upgrade back in 2019 but fell through as he never gave us an estimate from a referral he suggested.

@Kevin Jennings Its hard to find deals that meet the 1% rule on market, even in my market of Louisville, KY which tends to be pretty affordable.

As a Realtor and investor for decades, I tend to think I know it all :) There's an 11 unit situation that I am very interested in but the listing agent isn't providing much info except an email that lists the rent amounts.

being a high volume transaction company we do see this alot.. more so in the mid west were values and buyers tend to be a little tougher to get to the finish line especially first time buyers   compared to high priced markets .Nothing more frustrating for a buyer though to be hooked up with the lender that low balls you but cant perform and your out thousands.

The contracts from the large laundry equipment company tend to be more draconian and with the lack of service we have experienced with CSC in our market, I am weary of renewing and just buying the machines ourselves (yah - bonus depreciation).

As I grow in the real estate space on the side (looking to get my first multi-family soon), Brandon and David's advice to "find your unfair advantage"  has resonated with me and I believe growing in the real estate accounting/tax space is mine, especially since I have the CPA designation that tends to allow for greater credibility.
