My company is currently transitioning property managers on our 17 unit complex, purchased in August of 2018.

Prior to the Veterans Benefits and Transitions Act of 2018 the spouse had to establish residency in the service member's state to qualify.

I know most places in Texas it usually takes only a few days, ESPECIALLY in the spring.My advice is to work with your tenant to transition the place, keep at least a months rent. 

I had no prior real estate experience when I transitioned from my corporate job but I was not afraid to get the process started.  

That transition will probably not go over well.

@Luis Paulino Here are 2 owner-occupied segments with people who share motivating factors for selling their home:Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.

As a positive spin, consider all you are gaining by not having to deal with them any more.In the future, consider the timing of your transition between management companies.

Right now many of these neighborhoods are in transition and will be for a while!

Then once built, looking for smart way to get this new market data to the masses.

But I do like the free town transit, plowed side walks, mammoth marketing, affordable housing, etc; that it pays for.
