I concur with @Mark Ainley you need to specify what you need to receive the correct solution for your situation. 

Here rents are negotiable but the market is hot so it is probably rare...overpriced may sit for a month and then usually get marked down and rent out.

@Mark Marinacciodo you intend to buy the property or is your escape clause a ruse to back out if you cannot assign it?

Like Anthony said if you are splitting profits, then there are a lot of ways to do it.

@Mark ElliottYes, as long as I am able to refinance and obtain more properties the amount of loan shouldn't matter as long as a tenant brings positive cash flow.If I refinance and take much money as possible, would I be required to pay monthly fees such as PMI?

My investment property portfolio is close to the $1M mark in a short period of time and wouldn't be if I didn't use these strategies.
