Here rents are negotiable but the market is hot so it is probably rare...overpriced may sit for a month and then usually get marked down and rent out.

@Mark ElliottYes, as long as I am able to refinance and obtain more properties the amount of loan shouldn't matter as long as a tenant brings positive cash flow.If I refinance and take much money as possible, would I be required to pay monthly fees such as PMI?
