If it comes to pass that the LL wont accept less than X you will find out during negotiations and can use that as leverage to add value elsewhere (lower starting rate, more free rent, more TI etc.).Regarding #8: every commercial lease is negotiable.

Yes, your relative cash flow may decrease some by virtue of being responsible for a bigger loan amount, but you can use leverage to own more property for the same price.

Jobs aren't bad, the wrong job is the problem. also having no job will crush your ability to use leverage. take your time, find a place that you can use your talents, grow, and be inspired. you can jump head first into real estate, but I would suggest that you implement a goal, plan on how to get there, then implement.
