I have decided to sell the rental property to diversify my portfolio, and have set up an LLC in my name only with its own new banking accounts that the funds from the sale are being deposited into as I type.

If you own the properties personally or in a single member LLC, then you'll report them on Page 1 of Schedule E.

I am looking for a CPA to prepare my tax and setup LLC for my rentals.

If a LLC is formed by multiple owners, does hard money lenders or lenders accept, one or more partners signing the documents on behalf of the LLC or should all partners sign the loan documents ?

General info: -We have a 20unit apartment located in Texas -Our LLC is registered in Delaware (have foreign entity in Texas) -Ownership 5 of us (Nevada, California and one Canadian). 

We have created our LLC and business bank account. 

LLC ownership is also also public record and you can't register an LLC to a PO Box.When I started in this business, I told tenants I was the property manager.

We are forming an LLC and will set it up so I can pay my share as we continue to build our portfolio until we are all at equal shares at which point we can move forward as equal partners in any deal we make.
