In some more liberal states, I can see some penalty, maybe based on any deficiency amounts sought by the lender, maybe for a few days of being out of the house earlier than they would have been and maybe a hassel factor.In some states, I would imagine that the state would move in, fine the lender and keep the money for the state and the borrower would receive nothing, as is customary in Missouri.

Plus I have been doing repairs (hanging security screens, replacing doors, light plumbing, paint etc) as well as being on call and arranging tradesmen for stuff I can't fix.We've been friends for a long time but this is putting a strain on things as you can imagine--how would some of you approach this?

It is hard for me to imagine people having better credit than they do.850 is the limit, but my suspicion is that things get much harder as you approach that limit.

Charles -Is it accurate to say that if you're not planning to take a deduction for something you purchased, that you're won't have to issue a 1099.For example, I deduct vehicle expenses based on mileage, not actual costs, so I imagine I wouldn't have to issue 1099s to my mechanic or the gas stations where I buy gas.Is this correct?
