If you're going down that road I think you should be VERY upfront in setting up expectations for each party and outline contingencies should one of you or one of your friends not meet their obligations whether due to laziness, illness, death, divorce, loss of employment, etc.

Ill just keep analyzing the deals and ask for some additional info if one looks promising.

hey carol, I frequently go after seller financing whenever possible. it depends on what your comfortable with asking. typically ill offer 6% on a term they are comfortable with.

Since your "go to" seems to be berating people for not doing million dollar deals, ill let you know that I have not done one...and neither have you. but judging from your profile and your attitude, I've done more deals than you, as have the people you think you know more than.

The seller may not want to discount the note, but suppose you catch him at a time he really needs cash (illness, divorce, college, cash for a new real estate deal).  

The truth is, I’ve never heard of one that actually does mentorship, its mostly a “join my group and ill mentor you”.
