Its not as easy as ABC.You'll need to document 30% equity in your current primary SFR in order to use the rental income and you'll need 2 months payment reserves on the new property and the current property as well.There are ways around the 30% equity requirement on conventional financing but that is a more indepth conversation.

The fastest way to repair credit is to use what's called Bank Round RobinLet's say you got terrible credit you been bankrupt before and you want to repair your creditAs long as you have a good income and you can afford to do this step number one is to get $1000 together and bring it to let's say a big bank like Bank of AmericaGo see a consumer bank manager and tell them I ran into some serious trouble in a rebuilding my credit history I have $1000 that I like to put into a CD and borrow against for thousand dollars and pay it back as a consumer loan being reported to the credit bureauThe bank manager should have no problem using those security and they give you an approval usually quickly and they give you $1000.

Always do transfers through an escrow agent in the US (or Canada or Europe for that matter, depending on where you are based), who knows business in Mexico: never release any money, unless all documents, title, property clearing is in place.

Inform your lender that the title company will take care of everything and that they may call her.They can generate the note and deed of trust common for your area, they have an attorney in house or on retainer and they will tell you what the charge will be, probably $100 or so for the note.Your lender needs to provide certified funds to the closing company ahead of settlement, they can tell you when they need good funds.Sit back, wait, go to closing, the title company will take care of documents, disclosures required and filings.I also suggest a loan servicing company, search the benefits here on BP for my posts concerning "Loan Servicing".
