We thought that 1000 pieces wasn't going to be bad but yes, we are realizing we need a bigger marketing budget.

Where you find your rental depends largely on your budget.  

What I can suggest is that when you do purchase a property thats assessed at a low amount you should budget for a higher tax assessment just in case.

I have good contacts and 25 years experience and its still very hard for me to keep everything moving and staying on budget.

For both those calculations, I put 5% towards budgeted repairs and 3% to CapEx.  

If you got any of my properties under contract with the $/SF figures I see others posting, you would never sell them to a flipper... cost/SF works for certain scopes of a project, not for an entire flip budget.
