You then pay someone to clean it and fix everything, and send him a statement within 30 days with a check for any remaining security deposit. furthermore, you screwed up by letting a couch and lamp keep someone from renting your place.

All of a sudden, some properties may not be able to cash flow because of the decrease in rent, but there P&I would remain the same, but taxes who knows, & insurance would decrease as well.

A 10 Cap is a 10 year payback period where a property is paid for all cash and the NOI remains constant, a 5 CAP is a 20 year payback period under the same conditions, a 12 Cap has a 8.33 year payback period etc.

I had somehow managed to remain oblivious to the fact that neighbourhood association and, in some cases whole communities, banned clotheslines for aesthetic reasons until about a decade ago when friends of ours moved into a new subdivision and erected one.They eventually challenged the neighbourhood association and were allowed to have the clothesline if the neighbours adjacent to their property did not object.
