They are not taking into account physical/economic vacancy, and in my opinion they are low-balling management (5%) and maintenance (5%).However, there is easy go-get from raising rents on unit 3 (+$500/month).

This will put way ahead of the ball game.

Then I read Rich Dad, Poor Dad and it really encouraged me to grab life by the balls and start asking "how can I make it happen."

I found myself dropping the ball on a few things because I didn’t have systems in place to ensure the business still can run in my absence.

Is that the rate you were quoted or is that a ball-park figure?

If i have appropriate insurance to cover me IN FULL incase of loss, the potential headache seems worth it to me.I guess if you're double thinking it, throw out an extreme low ball, a number that would make the deal worth it to YOU and whatever happens happens.

Also looking to get my first MFH deal and get the ball rolling from there. 

Two things that I can pretty much guarantee will make the ball rolling.

We would need to really low ball with the system issue and the plumbing issue.
