A property owner in a HOA rented out his unit for STR, the HOA said no, a law suit came about, and the ruling was City law trumps HOA rules.Below is the link:https://www.google.com/amp/s/amp.vcstar.com/amp/90311826I have yet to test this case law.

Most cities have planning desks where you can meet with city planners without an appointment.

Also I saw a 2 acre lot just outside of the nearest city for about 12,000 without a well drilled or septic or electric, but the location seems beneficial. 

Unit is in Oklahoma City.

We bought in cities that we liked and might want to move to someday, having our tenants essentially pay them down for us. 

Vacation rentals seem like the way to go in high cost cities that might not otherwise cash flow .. but I know the rules/laws are constantly changing .

@Doug Pretorius I like to check previous transactions on a property as well as any potential liens or legal actions from the city, etc.

Basit Siddiqi Not necessarily...This law will force Airbnb to provide names and address of Airbnb hosts to city..From what I read this might give a reason for the city to inspect a Property of an Airbnb host.If I’m a host I don’t want to give city any reason to inspect my property.If host is living in Property and doing Airbnb legally in upstairs apt he might be ok but if he converted his basement to be an apt he will get fine from what I understand..I don’t invest in NYC but I know many who are hosts for Airbnb, I would be reluctant to host if I can be scrutinized by the city..This is a major win for Hotel industry...

Denver is a reasonably safe city compared to many and our public transit is finally catching up, albeit slowly.
