if you partner with the experienced investor and if he is as experienced as you say he is and you have 50k to invest u have to realize he will expose as little as he can to u for as long as he can.

one thought is to hire a PM expressly to rent your home to a qualified tenant and then u take it from there, verifying for yourself that your new residents are in deed well qualified!!
