This was not some wild-and-crazy deal, just an ordinary sale.

With the wildly optimistic figure of a .92 gal average ultra low flow flush over the current 1.6 gal low flow as a baseline and 5 flushes per toilet per day with an inaccurate 365 days of occupancy, that's a "staggering" $8.70 saved per year per toilet for an ultra low flow toilet.

Self employed applicants really have no guaranteed income and it can fluctuate wildly over time.

Hey @Michael Garguilo- I personally don't like using rentometer since the data can be wildly different based on a miscalculation of averages (1 rental listing for $5k while another one listing for $1k). 

The area is wildly popular for airbnb and 2nd homes.

I would be able to refinance the house with a commercial lender portfolio loan, but my preference would be to get more favorable financing through this lady, plus she can earn some extra return on her money.

About 3 years ago I was looking at a house that a bank was trying to sell me, and a neighbor lady about 70-75 years old came out on her porch with a 22 rifle. 

Look for an older lady in most cases.
