I will post the outcome but it may take several weeks if not months.We learned the rules around 'reasonable modification' requests from tenants with disabilities is vaguely defined and open for wide interpretation.

Although a lot of the little 30 to 50k population secondary and teirary cities in the mid west I think you could classify as B with very little bad areas.. what you have in those areas is just poor income.. that leads to stress on landlords.. but you dont get the crime and vandilism and destruction like you get in bigger inner cities.When i am building In Oregon for example our houses are wide open .. no security no fencing.. if those homes were sitting in so many of the cities east of Denver those homes would be stripped.

Does add a level of professionalism to the listings but can't say it's directly tied to selling the property or not.We also bought a sandmarc wide angle lens for the iPhone, which helps for interior shots.

@Michael Hayworth ...Well, it seems you had to learn this particular lesson the hard way, rather than having read it already on BP so that you wouldn't have had to learn it via your having to experience this yourself.The lesson: there are a number of reasons why using an agent to perform tenant selection can be detrimental to the landlord.The incentive structure for realtor tenant placement isn't aligned with best outcome for the landlord; the commission is the same whether one or five or fifty prospective tenants are evaluated - expect the agent to do the minimal effort since that still gets them paid the same.The lease an agent uses will be the standard lease that agents use; usually that lease is more concerned with protecting the agent rather than protecting the landlord.
