And your description makes me think that you do not have a bookkeeping system in place.

Seperating the meters legally would easily cost more than a new roof or HVAC system would ever cost.

@John S Lewis  a few ideas, some easier than others...1) search lien records through the county2) check the system itself (panels and indoor hardware) for labels placed by the installer in case of service needs, pretty common, then call them up3) see if any neighbors have similar systems and ask them who they used, then call them up4) call local installers and ask whether they worked on that property5) looked up previous owners and ask them who installed, but check with installer about status rather than rely on the foreclosed party's representation6) Don't worry about it? 

@David WestHey man,If you’re building an investment portfolio out of state and this is your only rental here, I can see that becoming a headache as OOS investing has a learning curve that takes a lot of time (usually) our systems in place ect to avoid delays.

If he contacts you, cut his *** off and tell him "unless there is an issue with your roof, plumbing, heat or electrical system there is nothing for us to discuss.

Systems which use prepaid cards or member cards/codes are better for the landlord (less incentive for theft), but are even more costly - unless your building is sufficiently large, the costs may not be justified.  

Our plan is just to continue to use the HELOC to cover the down payment and then focus extra money from W2 jobs to pay off the HELOC before buying another.For us this system is working great.

The key is often arranging a system that when that client is ready to buy again or sell, you point them to work with the referral source first (in the event you offer in-house brokerage services). 

They have a system that has kept us busy and with continued conversions out of they work and leads they get for us.
