(I do not live in Orlando, my retired father does)... and my father takes care of all the maintenance (repairs, hiring contractors for electrical, HVAC, roofing, etc.) as well as showing the property for leases, he is my hands and eyes there... all for free, I do not pay him a salary or any compensation, and he does not want one.

Alternatively, if you're able to put a good chunk down payment on a property and the rent(s) cover your mortgage + expenses + a touch more, in an area that you like and know will appreciate, that's pretty nice as well.

Recommend Batchleads.io OR something better?

@Mike Barone I've been using batchleads for a little as well, but what I can't figure out is if there's a way to pull fresh property data, as opposed to having to use something like propstream to keep exporting/importing between systems.

HELOC to fund 100% fix and flip
5 June 2024 | 2 replies
Hey Zachary I think it's essential to look beyond mere interest rate differentials and focus on strategic benefits, particularly if scaling your portfolio is a long term goal.Key considerations:Pre-payment penalties: Determine if the HELOC has any penalties, impacting your flexibility payoff.Scaling strategy: Evaluate the scalability and limitations of each financing option.Advantage of HML: Allows scaling without hard credit pulls, and no pre-payment penalties.Holding costs: Factor in not just interest rate differences but also ancillary expenses as well as overall goals of scaling.Example scenario:Property purchase for $120,000 with $30,000 renovation.
