Perhaps I should be concerned about more items but primarily I’m just concerned with someone taking a good deal and spoiling it for the rest which is why I am focused on the potential sale restrictions  below. 

The only "personal" property value is essentially the blue book value of that asset (and it's not much).On the expense side, on a $100,000 mobile home park revenue you would the following largest line items (water/sewer, trash, property tax, manager, mowing, insurance, repair and maintenance).

I hired an amazing PM, a VA to help with bookkeeping and other business items, and a tax strategist.  

I also have my own (young) kids I need to plan for along with other personal items that need planning.Because of the family business, I've always had a CPA do my taxes.

Just rented a house and the move in date is July 1 2020 but the tenant is asking to see if they can move in some of their items on june 26th 2020, should I let them in earlier to move in their stuff or wait till the move in date.Thank you,  

Also depending on price point $900 isn't the biggest of line items to just get out of the way if you plan on holding for a while.

But the room is the only item leased. 

Once you establish those two items I can share some advice on what areas would work.

Generally speaking, these items break when they are working hardest and they of course are working hardest on the hottest and coldest days.As Patrick mentions above when you have to replace in an emergency you always end up paying more for a variety of reasons.
