How should I be viewing the San Diego market? 

I know there are institutional funds (Blackstone probably being the largest) but haven't found any that would make sense for the high net worth individual investor.

This led me to looking at bank owned properties for around 10,000 to 15,000 however every single one (even though fixed up nicely each would only be worth 35,000-40,000) had something seriously wrong with it from mold infestation to a giant hole in the ceiling to literally being condemned due to foundation issues.

Not worth the risk in my opinion.If you're not in the position to lose that money down and be stuck paying a mortgage and carrying costs, don't do it.

Haven't purchased yet, I'm about to go view the property soon (so rehab is estimated from pics), just wanted to share the prelim numbers so i can get some feedback.
