I think many can be easily overcome like finding an attorney and contractors in the area, but the most interesting challenge I can think of is how to hire someone to deliver late payment notices one day a month.

This means back stairs, fire escape, usually things that nobody wants to pay for in the neighborhood of 15-25k.

My question for LTR investors - what would be an ideal loan for you assuming its for a longer term hold..Please dont tell me 3% no fees, 100% LTV, close in an hour, no prepay etc etc  LOL ...  

Then purchase new real estate with the rest in a 1031 exchange.

But, it's really only worth it if you have some good cash flow coming in from your rentals and you have more than a few rentals.

I have a short-term in Gilmer County, the government there is pretty laid back from what I've seen, as long as you are not in the downtown area.
