As my play is a BRRR, I am looking for a fixer-upper, but not a major remodel.

He is in his upper 70s, so that could be 20+ years.My thought is, he may accept any price to get the life estate, which would result in a short sale.

Even the wholesale fixer upper deals I am seeing are going for more than I paid for these off the MLS in 2016. 5 are single family cabin vacation rentals in the Smoky Mtns (G-burg/P-Forge area), and the rest are low income duplexes and single families in a smaller market in east TN.

It's a bit of a fixer-upper, but we are ready for the task and are excited for the adventure that awaits.

In general A neighborhoods are easy to list: Park Ave, Upper Monroe, South Wedge, East Ave, University Ave, NOTA, to name a few.

I’m looking to find a duplex a fixer upper that I can possibly BRRRR any suggestions or feedback?

But I've split it up into two units, and I live in the upper unit, and rent out the lower unit. of course I did the conversion myself, with a separate entrance and so I have money invested in the renovation of the property.

My approach is to purchase a fixer upper with cash, live in it while I fix it up, refi, move and rent it out (blrrr). 

One refi appraisal came in way lower than my projection (actually 2 but one I appealed and got an $80k upper).  

For now, this is my home office in the Upper West Side of Manhattan.
