All seemed ok since he seemed to not understand anything. 2 weeks after closing I finally got him out and was cleaning his apartment and found many bedbug treatment chemicals, I asked him about them and he said "about a month ago I had a problem in my unit and another, but I treated them."

@Stephon Rhea I'm certainly not a tax accountant, but my basic understanding is that the IRS treats investments for flips as personal income, seeing as it is more so a job than it is an investment.

First they complained about windows which I fixed in 3 days.The tenant in the second unit complained about roaches in her apartment so I got an exterminator to come check and there was no sign or roaches or rodents on the property but only in her apartment and the exterminator treated it.The problem is the same tenant called me back to complain again about roaches in her apartment and now she saying there is mold in her bathroom.

If you end up putting an electric stove down there, make sure the tenant is not treating the bathroom sink like a kitchen sink with disposal, this could cause issues.
