I am doing my research and am ensuring that I have all of the proper reports/forms/legal literature, valuation tools, etc and have several friends who are RE Agents & Loan officers whom I ask questions, BUT I am still lacking information in certain areas.

If so, I would ask them who they use or contact a few investors/realtors that own or have sold houses in that area.

Still on the hunt for a good tool to model this out, but do you have any good rules of thumb you have found useful when looking at these types of deal?

@Larry S.Right now i am capped at 10 mortgages (conventional)  So the money would go to pay down debt if the property was sold.

Most of our manufactured homes are buy and hold or sold on lease options and have worked very well.

Looking to do a first time fix and flip (done one already but it was a rental we owned for 10 years then renovated and sold).
