I would just keep a pulse on your market and competition and continue to offer an equal or better product at an equal or slightly lower rent.

If you need to offer the first month free I'd seriously rethink your market.The only incentive I give is a nice, clean, well taken care of building at a fair price...

You can try to offer an existing tenant a buy out: maybe a couple thousand bucks to move out. 

I typically like to start with an initial phone call to discuss your investment goals/experiences, answer any questions you have, and tell you all about what our company has to offer.
