There were exceptions made to this all over the country, but not all that many and mostly in more expensive, brick-veneer balloon-framed homes, where the beefed-up structure helped keep the heavier walls in place and also supported the stress of the rafters holding up a heavier slate roof. 

If you're saying that valuation is $150,000, even if you do sell two condos to your uncle for $275,000, you're not going to have the comps to support the $275,000 for your other 5. any comps in nearby projects sell for more than $150,000?

You should easily be able to refi after a year though if you have enough equity, especially if you use a 203k loan on a fixer upper and there are good comps to support the new ARV.

I think the main thing is you want someone who is actively investing themselves vs. just "working with investors".Would be happy to chat offline.Jacob
