In my opinion flipping houses is not only about finding good deals to buy/sell/ finance.Giving the property a stunning look on a minimum budget, right adjustments, right colors and enough "style-freedom" for buyer to make it their own, will get it sold in no time.

These people have been doing this for years, had a system and a certain part of town they wanted to own in, even a style of bidding which was their own.

I strongly suggest you read @Scott Trench's book "Set for Life" now and follow his thoughts.He will give you great advice on getting ready to get your life style and finances inorder to proceed into your first REI property as well how to locate a property to house hack relative to your new employment.  

Given the weaker than normal marketplace I will be reducing the specification somewhat from my prior project, but retaining the overall style and quality that I put into every home.Once I get to the end of the design phase we are making the smallest adjustments possible to the drawings to get it just right.

Overall this is a very practical and european style kitchen.

This semi-detached project has some large tiled areas, so we are using some neutral light grey tile, and combined with an oak floor, darker walnut style cabinets, and white quartz counters makes for a timeless looking package that can suit many colours of paint and furnishings.With the drywall project half done, it is time to really go back and take a hard look at the schedule.
