Hey @John Errico I would like to participate in the Hudson County meet ups.

The home is in a college town and I could potentially rent it to college students.  

I just got off my Coaching calls with some of my students, and one just locked up a 42k Wholesale deal, and another just completed his 18th wholesale deal so far this year.  

I am not promoting our company or looking for new business (I know that is not allowed here, and we are swamped anyway), but I am an investor myself and plan to start being a more active forum participant so I thought this was a good place to start.

Because if it were passive, I was wondering if I could use our carryover passive activity loss from our real estate rentals (we do active participation but cannot use the PAL against regular income due to income limit). 

There is a shortage of housing due to the influx of Cal Poly's student population over the past several years (currently over 20K).It is a great place to live though.
