Good Point, I had the same thought,  however given that the appreciation of the SJC market is >8% YoY, more job growth projected and the fact the renter is pay principal down... it might make sense to hold.

After having the property inspected you should be able to project a more accurate estimate.I would increase the amount for Maintenance for now.
