The key is that it is actual real estate and the definition is roughly - real estate you have the primary intent of holding for productive use in business trade or for investment. 

But flipping does not have huge spreads because it is cheaper, typically first time home buyers are buying in the area and can't afford higher-end products so there is not a huge demand for flips.

Do they have a special type of loan product that I could ask for?

Procedures, forms, marketing, recruiting, training, non-productive reps, strategizing, leadgen - the list goes on and on.I picked C21 because I know the broker and have a ton of respect for her. 

Search for products that make the repair/rehab easier. 

3) It's an older product at 1940.

One of my preferred lenders has a great DSCR product.   

We used to get mailers from them, but I did not see any 30 year fixed products that I recall.

So, as long as I believe I am putting the money towards a productive use that will yield a good return, then I'm all for it.
